THE GRANDUO
Once, "ownership" was a symbol of status, but now, people are beginning to seek "experiences." A life that fulfills the mind and body, resonating with culture and art—this is the new lifestyle embodied by THE GRANDUO OKUSAWA UTAKATA. A unique space where architecture, art, and technology converge, teaching us about future richness.

As times change, the definition of "richness" also evolves. In the past, owning many expensive possessions was considered a symbol of wealth. However, this is becoming a value of the past. Today, people seek "experiences" rather than "ownership," and there is growing interest in a life that emphasizes wellness and fulfillment of mind and body, rather than being surrounded by luxury.
As previously announced, THE GRANDUO offers unique spaces in carefully selected locations. The first property, THE GRANDUO OKUSAWA UTAKATA, built on a hill in Okusawa, Setagaya Ward, Tokyo, was completed in February.
Meticulously designed by Makoto Yokomizo Architects, the detailed spaces with individual designs for each room, the living environment pursuing imperceptible comfort, and the incorporation of art to stimulate residents' sensibilities—all are thoughtfully conceived to redefine new richness.
Living with a Story
A distinctive feature of THE GRANDUO OKUSAWA UTAKATA is the art installation "UTAKATA," born from a collaboration with Tokyo University of the Arts. This three-dimensional sculpture, installed in the entrance hall, changes its expression with the sunlight and the passage of time, reflecting a different scene moment by moment. Its form, while existing as part of the architecture, possesses a strong individuality as an independent work of art, naturally drawing the gaze of visitors.
Art in daily life inspires and stimulates the senses. Residents of THE GRANDUO OKUSAWA UTAKATA become part of this art, gaining a new value of living in culture within the city.
At the preview event held to celebrate the completion, it was interesting to see how carefully selected products expressed a new, rich way of living. For example, items such as tables crafted by artisans in Tsubame-Sanjo and textiles from Kvadrat. Items were selected not just for their luxury, but for their rich backgrounds.

The array of items—those that foster curiosity about culture, emphasize social responsibility, and integrate environmental consideration into daily life—quietly expressed THE GRANDUO's philosophy: to deliver to people who aspire to a new value system that prioritizes items with a story.
Living with a Car
In urban life, a car has transcended being a mere means of transportation to become an item that symbolizes one's lifestyle. However, in many luxury residences, cars are merely "parked," and their value is rarely connected to the home itself. THE GRANDUO OKUSAWA UTAKATA incorporates designs that overturn this common notion.
Units with garages express a new concept of enjoying time with one's beloved car, viewing it as a companion. For example, designs that allow you to admire your car from the living room through glass. It is a "place to be" for car enthusiasts. The dedicated access, seamlessly connecting to the residence the moment you exit the car, is also a compelling feature.
Room 101. A life where you can view your beloved car from the living room, and also from a small, den-like room next to the garage. The design, which presents a new value for cars, is innovative.
At night, parking the car in the garage and enjoying a favorite drink while sitting on the sofa. Isn't such a simple moment one of the new forms of richness?
New Experiential Value Beyond Well-being
The core concept of the THE GRANDUO series is a new experiential value expressed by the word "FULNESS." Phiten's nano-metax air, Ryosui Kobo's water, circadian rhythm-regulating lighting, and HOMETACT's IoT system are standard equipment.
For instance, Phiten's cutting-edge nano-metax coating envelops the entire space in soft air, creating a comfort that makes you want to take deep breaths. It is said to have effects such as fatigue recovery and improved concentration*, and is a proven technology utilized by professional athletes for conditioning.

A life where daily performance is enhanced by achieving comfortable sleep, waking up refreshed, and spending time in a relaxing space. Isn't this a new form of richness?
The Beauty of the View and Time Spent Feeling the Breeze
THE GRANDUO OKUSAWA UTAKATA is situated on a hill overlooking the Nomen River. While in the heart of the city, you can enjoy the unique sense of openness and natural scenery of this location.
The large picture windows reflect a serene landscape that makes you forget the hustle and bustle of the city. Swaying trees, changing sky colors, and natural light that shifts with the time of day add a pleasant accent to daily life.
The design, featuring a terrace as spacious as, or even more so than, the interior, is also intriguing. In the morning, place your coffee on the table and spend a quiet moment. During the day, work remotely in the pleasant breeze. And in the evening, it seems perfect for inviting friends for a small gathering.
Room 202. A large opening connects the island kitchen to the terrace. Expectations rise for the rich time spent at the built-in table.
A space that blurs the boundaries between inside and out, opening up the mind. While these keywords evoke the architecture of Geoffrey Bawa, this concept, applied to Japanese residences, feels fresh once again.
Furthermore, a characteristic of THE GRANDUO is that each unit is custom-designed, with each residence possessing a unique personality. This luxury was traditionally reserved for owner-occupied homes and considered "impossible" for rentals. It overturns that convention, presenting a new way of living that is truly one-of-a-kind.
