A luxurious life surrounded by the abundant greenery of Hanegi, making you forget you're in the heart of the city.
THE GRANDUO
In Hanegi, Setagaya Ward, on the western side of Tokyo's 23 wards, an unprecedented residential project has begun. It's a six-minute walk from Setagaya-Daita Station on the Odakyu Line. "THE GRANHAUS HANEGI," a cluster of four detached houses, and "THE GRANDUO HANEGI," scheduled for completion in March 2026, are forming a new streetscape stretching over 90 meters. Surrounded by lush greenery that seems to embrace the buildings, and with Hanegi Park spreading out to the west, this is a place in the city where a different kind of time flows.

The Hanegi area is a rare location that balances convenient access to the city center with the tranquility of a residential environment. It's about a 13-minute train ride to Shinjuku and about 15 minutes to Shibuya. However, only local trains stop at the nearest station, Setagaya-Daita. This delicate balance may be what preserves the quietude of the neighborhood.
Within a five-minute walk, you'll find popular cafes. The former Odakyu Line railway site has become a hub for unique shops and has even served as a filming location for dramas. Yuen Bettei Daita, a hot spring inn where you can experience Japanese tranquility while in the city, is also within walking distance. It's a curious town where time seems to flow more slowly, despite its urban setting.
Hanegi Park is also a lively spot for children's play park activities, offering an environment where they can play freely amidst nature. With its blend of educational facilities, convenient living, and cultural attractions, the very act of "living here" holds a special value.
A 90-Meter Story by Architect Tatsuo Ogawa
The design for THE GRANHAUS HANEGI and THE GRANDUO HANEGI was undertaken by Tatsuo Ogawa of 16-architects. He is the architect behind the clubhouse of "THE MAGARIGAWA CLUB," a members-only circuit that car enthusiasts dream of, and has designed numerous ultra-luxury residences in the city.
His work is unified by a philosophy of designing "experiences" that transcend mere buildings. At THE MAGARIGAWA CLUB, he translated the ultimate time spent with one's beloved car into space, and for luxury residences, he has embodied the residents' lifestyles into architecture.
Faced with the long, narrow site in Hanegi, Ogawa envisioned a grand concept: "to weave a 90-meter story."
With the concept of "group formation," he created a single, continuous landscape using the four buildings of THE GRANHAUS HANEGI and the three buildings of THE GRANDUO HANEGI (scheduled for completion in March 2026).
Each building in THE GRANHAUS HANEGI is gently connected by sloping, copper-clad facades. Ogawa's true mastery lies in "how" they are connected. By randomly placing vegetation between each building and introducing subtle variations in height and depth, he created undulations and rhythm along the entire path. The scenery changes with the seasons, like a piece of music.
Ogawa's signature "point, line, plane" concept of vertical greening is also evident. Greenery within each unit acts as "points," which are connected along the street to form a "line," and further expanded into "planes" through courtyards, terraces, and rooftop gardens. This green network, designed to echo the greenery of Hanegi Park, becomes a living corridor for birds and butterflies.
Beauty Deepens with Time
The copper used for the exterior walls is a traditional material also found in Japanese temple and shrine architecture. Over time, the color of the copper changes, developing a deep patina after 10 years and an even greater sense of dignity after 20.
Ogawa also insisted on concrete walls imprinted with the grain of cedar planks. Though not real wood, they exude a surprising warmth. This paradox is part of their charm.
The design philosophy is that "it gains more character with age." These are homes that don't reach their peak at completion but mature alongside their residents, possessing a value that can be passed down through generations.
The most distinctive feature of THE GRANHAUS HANEGI is that all units are "garage houses" with built-in garages. Ogawa's profound understanding of the "relationship between cars and people" is evident here as well.
The garage space on the first floor seamlessly connects to the guest living area. Imagine waking up on a weekend to the sound of an engine. In this private showroom-like space, the car becomes part of the interior, sometimes even the main feature.
The living and dining area on the second floor is gently connected vertically to the first floor via a void. Concrete columns, reflecting the cedar grain, pierce through both levels, with greenery from the private terrace peeking through. This open design blurs the boundaries between inside and out, and between upper and lower floors. It offers a dynamic spatial experience, unlike conventional, uniform box-shaped living-dining-kitchen areas.
The rooftop terrace is equipped with an outdoor kitchen, eliminating the need to carry food up from downstairs. Enjoy freshly grilled dishes while gazing at the distant city skyline. It's a luxury rarely found, even in Tokyo penthouses.
The Unexpected Fortune of Renting
An opportunity has arisen to rent these properties, which would typically cost between 500 million and 1 billion yen. This is an extremely rare occurrence in the luxury detached housing market in the city center.
In March 2026, "THE GRANDUO HANEGI," an apartment complex designed with the same concept, is also scheduled for completion, and applications for residency are now being accepted. Once the unified streetscape, spanning approximately 90 meters, is complete, this area is expected to become a high-end residential district unparalleled in Tokyo.

The fundamental design concept is consistent with the detached houses of THE GRANHAUS HANEGI. However, THE GRANDUO HANEGI offers more than can be conveyed by that alone. It provides spaces that transform everyday life into something a little more special.
For example, there is a theater room, or perhaps a simulation golf facility, spaces designed to enrich your life. Whether enjoying a quiet movie or a round of golf with friends, you can spend your time here like it's your own private sanctuary.
Luxurious moments enveloped by a large screen and a golf experience unaffected by the weather.
Live in a home that ages beautifully, surrounded by greenery, and designed for your beloved car. This is the ultimate urban lifestyle, attainable without the burden of a mortgage.
Interior Proposals for a Refined Lifestyle
During the open house for THE GRANHAUS HANEGI, a professional interior stylist used furniture to express "a lifestyle befitting a residence of this caliber." This was a proposal for potential buyers, demonstrating how to maximize the potential of the space with carefully selected furnishings.


The spatial composition around the staircase, connecting the first and second floors, is also a highlight of the styling. The lines of the stair railing echo the placement of the furniture, beautifully enhancing the connection between levels. Even the small items on the kitchen counter are meticulously chosen to propose a sophisticated lifestyle.

In the living space, an easy chair by Hans J. Wegner, a master of Scandinavian design, is placed. It serves as a prime spot for reading or listening to music, positioned perfectly to catch the natural light from the window. Paired with an ottoman, it offers an even more relaxed experience.
