What does “richness” mean in modern times? The era when owning many expensive possessions was proof of wealth is long gone. What is sought now is, for example, to be less and freer. Isn’t true luxury found in the comfort and pleasant moments that lie beyond decoration and convenience? More and more people are coming to think so.
THE GRANDUO CHITOFUNA was born to respond to the sensibilities of such times. A three-story concrete building quietly situated in a residential area of Chitose-Funabashi, Setagaya Ward, Tokyo. While its exterior is a powerful structure, its green-adorned facade and open atmosphere allow it to blend harmoniously with the surrounding cityscape.
And the “breathing room” created by skillfully designed empty space is the greatest charm of this property and a proposal for a new value system. In other words, what kind of “new breathing room” leads to a rich life? Let’s take a look in order.

A Grand Staircase Bridging the Everyday and the Extraordinary
As soon as you step through the entrance, a grand staircase comes into view. This staircase, connecting the 1st to 3rd floors, is an impressive presence that also utilizes a visual effect to create a sense of depth.

The location in Chitose-Funabashi, a 9-minute walk from the station, balances urban convenience with natural richness. Nearby, green spaces like Kinuta Park and Baji Koen abound, allowing ample time to connect with pets. Access to Soshigaya-Okura and Seijogakuenmae along the Odakyu Line is also good, making daily shopping convenient.
Upon visiting THE GRANDUO CHITOFUNA in this area, the first thing that surprises is the “grand staircase.” The atrium structure that spans from the first to the third floor also serves as a device to emphasize “empty space” throughout the building.
Natural light streaming from the top light changes its expression with the time of day, and shadows cast by the plantings sway with the wind. This scene evokes the comfort of connecting with nature while living in the city. When going out, and when returning home. Each time you ascend or descend the stairs, perhaps for a walk with your pet, your mood for the day is subtly adjusted. Such an experience awaits here.
At the preview, the common area was equipped with the innovative spatial audio speaker “Cear pavé,” which quietly played three-dimensional soundscapes resembling natural sounds. This is an initiative to experientially demonstrate unconscious comfort through hearing, deepening the “FULNESS” pursued by the THE GRANDUO series. The product’s philosophy, “Hearing beyond the visible world,” layers a new dimension of healing onto urban life.
Simultaneously, a spatial arrangement using scent was also implemented. The introduction of aroma diffusers from Rohto Pharmaceutical’s fragrance brand “BÉLAIR LAB” was intended to create a space where the senses of sight, hearing, and smell harmonize. The potential for a residential space that is “felt” with the entire body was subtly presented.
New Breathing Room Created by Empty Space
Beyond the grand staircase and the wide atrium reaching the third floor, the greatest charm of this architecture lies in its consistent concept of “creating empty space within the home.” Comprising 17 units in total, each residence is designed in various sizes, from approximately 37.96㎡ to a maximum of 90.99㎡. All units are custom-designed, with no uniform floor plans. Various layouts are available, including 1LDK, 1SLDK, 1SSLDK, and 2LDK, each with a unique spatial configuration.
Notably, many units feature a space called a “DEN.” This DEN symbolizes the “new breathing room” proposed by THE GRANDUO CHITOFUNA.
Unit 205. The space on the left is the DEN. A small space situated between the living area in the foreground and the bedroom in the back. This DEN is designed into many of the rooms.
This space, with its undefined purpose, functions as empty space that nurtures the resident’s creativity, whether for reading, working, or pursuing hobbies. In today’s world where remote work has increased, the DEN, with its meaning beyond a mere workspace, brings new value to a home.
Furthermore, this empty space is also beneficial from the perspective of living with pets. Having a space where animals, who are family members, can live without stress is a significant advantage when choosing a home, especially considering the possibility of keeping multiple pets (up to two are allowed in this property).
The architectural design was handled by 16A (Ichiroku Architects), led by architect Tatsuya Ogawa. This is a design firm known for numerous luxurious and exclusive architectural projects, including the clubhouse, garage, and villas for “The Magarigawa Club.”
At THE GRANDUO CHITOFUNA, the expertise gained from creating such high-end spaces has been applied to everyday residences.
“Not over-explaining the space, but leaving it to the resident’s senses. By leaving such empty space, I believe that quiet and rich time can be born within daily life.”
Ogawa’s design philosophy quietly breathes in every corner of this building.
“FULNESS”: Mental Calmness Created by Unconscious Comfort
In resonance with that philosophy, the “FULNESS” concept, common to the THE GRANDUO series, permeates the entire property at THE GRANDUO CHITOFUNA as well.
Phiten’s Metatex technology purifies the air, Yoshikobo’s whole-house water purification system treats the water, and HOMETACT’s IoT lighting adjusts the light. Mechanisms for people and animals to live unconsciously comfortably, healthily, and pleasantly are incorporated into every part of the home.
Unit 302. The spacious terrace of approximately 40㎡ and large windows with good natural light create a seamless connection between indoors and outdoors. The resulting sense of openness is a significant value in urban living.
In addition to the “soft” elements like sensory spatial arrangements and the design of empty spaces, the fusion of these “hard” technologies further enhances the quality of life.
These design philosophies shape a new kind of luxury for urban dwellers – “new breathing room.”
Terrace of unit 302. The plantings protect privacy while also providing green relief for the neighborhood. Rental properties offering outdoor baths are rare.
Unit 106. The garage house, a highlight of THE GRANDUO CHITOFUNA, is a testament to Ichiroku Architects’ deep understanding of luxurious spaces for cars.
Unit 302 on the top floor (with an outdoor bath terrace) and Unit 106 (with a garage) have already been leased. Both were popular as residences symbolizing THE GRANDUO’s unique design philosophy.
The terrace bathed in morning light, the DEN where the wind blows, each small pocket of empty space transforms the daily life shared with pets into something more serene. As human and animal time overlaps, the home becomes not just a box, but a place where emotions flow.
Beyond the policy of allowing up to two pets, by establishing a foundation of living environments including air, water, and light, “felt richness” is imbued into the space. It is a home that fosters quiet well-being for both pets and people.
This property targets professionals in their 30s and 40s who value the quality of their living space. These are individuals, such as creative workers and business owners, for whom their living environment directly impacts their quality of life and work performance.
The rent for this property ranges from ¥195,000 to ¥660,000 per month. While the price is premium, it offers rarity and quality commensurate with its cost. This is because THE GRANDUO CHITOFUNA is not just a rental property, but also a “home to be experienced.”
